1. SPEAK TO A LENDER - In today's market, if you are out searching for a new home and you haven't been pre-qualified, it's almost as if you have gone shopping without your wallet. If you are a cash purchase, have your Proof of Funds available for your Realtor. Both effective action steps before heading out into "open water" to search for your new home.

2. BE CLEAR ON YOUR "MUST HAVE" LIST - What are the features of your new home that you absolutely must have? Clarity from this perspective allows you to not be distracted by new features you may find that were not originally on your list. This also creates a win/win for you and your hired real estate professional.

3. BE READY TO WRITE AN OFFER - If you absolutely LOVE a home, be ready to write an offer on it. I know , I know. It may be scary, but this is why you are here searching for homes. If you are stuck in the "let me think about it", your paralysis analysis could cost you the home of your dreams. So trust yourself.
